Summer in Dubai that’s June through August, is quietly one of the best times to buy, especially off plan. Foot traffic drops, competition thins out, and developers become more flexible. I have seen buyers secure better unit selections and negotiate stronger post-handover payment structures simply because they were willing to move when others were not. For luxury off plan property in the UAE, this patience can be a real financial advantage.
The market cycle matters more than the calendar
Dubai real estate investment broadly follows four phases: recovery, expansion, hyper-supply, and correction. We are currently in the expansion phase. Prices have risen significantly since 2021, but analysts are projecting a gradual stabilization in certain segments through 2026. That does not mean the market is cooling. It means the exceptional growth of recent years is moderating and for buyers who missed the early wave, stabilization is actually a welcome entry point.
Emaar’s average price of AED 2,197 per square foot against the DLD market average of AED 1,808 tells you that premium developers are holding their value regardless of the cycle. In uncertain times, buyers choose certainty. They choose brands that have earned their trust.
So when is the best time to make luxury property investment in the UAE?
Honestly? When you have the right information, the right advisor, and the right product in front of you. The buyers I have seen regret their timing are almost always the ones who waited for a perfect moment that never arrived.
