Acceptance of Terms
By accessing, browsing, or using this website (the “Site”), operated by Kemet Prime Properties LLC (“Kemet,” “we,” “us,” or “our”), you represent that you possess the full legal capacity to enter into binding contracts under United Arab Emirates (UAE) law and that you agree to be bound by these Terms and Conditions (“Terms”). If you do not agree to these Terms, you are strictly prohibited from using the Site.
About Our Services & Licensing Status
Kemet is a limited liability company incorporated in the Emirate of Dubai, UAE, and registered with the Dubai Department of Economy and Tourism (DET).

We operate as a fully licensed real estate brokerage. Our licensed activities are strictly limited to “Real Estate Buying & Selling Brokerage” and “Leasing Property Brokerage Agents”. Kemet acts solely as an independent licensed broker facilitating transactions between property developers, private sellers, purchasers, landlords, and tenants. Kemet is not a real estate developer, constructor, or builder, and does not act as an exclusive marketing agent or direct sales representative of any developer unless explicitly declared in writing under a RERA-registered marketing agreement (Form A).
User Acceptable Use Obligations
Users accessing the Site represent, warrant, and agree that they will use the Site solely for lawful purposes. You are strictly prohibited from:
- Data Scraping: Utilizing automated software, scrapers, crawlers, indexers, or bots to harvest property listings, pricing matrices, descriptions, contact numbers, or photographic assets from this Site without Kemet’s express prior written consent.
- False Inquiries: Submitting fraudulent or speculative property inquiries, booking requests, or messaging fields with fictitious contact details.
- System Interference: Altering, circumventing, or attempting to compromise the security, source code, server infrastructure, or search engine operations of the Site.
Intellectual Property Protection
The design, source code, layout, logos, copywritten descriptions, custom market analyses, and photographic assets generated directly by Kemet are the exclusive intellectual property of Kemet Prime Properties LLC and are protected under Federal Decree-Law No. 38 of 2021 on Copyrights and Neighboring Rights. No portion of this Site may be duplicated, framed, or commercially exploited without our express written license.
Commissions, Fees, and UAE Value-Added Tax (VAT)
Written Disclosure: Brokerage commissions, administrative fees, registration fee contributions, or Ejari charges associated with a transaction facilitated by Kemet will be disclosed to the client in writing prior to executing binding transaction agreements.
VAT Applicability: In strict compliance with Federal Decree-Law No. 8 of 2017 on Value Added Tax, all brokerage commissions, service charges, and administrative fees billed by Kemet are subject to UAE VAT at the prevailing statutory rate (currently 5%), which shall be added to and payable by the client alongside the basic commission value.
Consumer Protection and Arabic Language Notice
In accordance with Federal Law No. 15 of 2020 on Consumer Protection, Kemet provides consumers with the option to access these Terms, core disclosures, and transactional booking forms in both English and Arabic. Users can toggle the language selector in the Site header to load translated copies. In the event of any semantic discrepancy, the RERA-approved or legally executed bilingual template shall prevail.
Electronic Transactions & Express Consent for Communications
Electronic Signature Validity: Usage of this Site, including submitting enquiry forms, clicking consent buttons, or executing digital reservation sheets, constitutes an electronic transaction governed by Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Trust Services.
Protection Against Cold-Calling Violations: By completing any property inquiry form, newsletter signup, valuation request, or by clicking the WhatsApp and phone redirection buttons on this Site, the User explicitly requests, authorizes, and grants express, prior documented consent to be contacted by Kemet Prime Properties LLC and its RERA-registered brokers via telephone calls, SMS messages, emails, or WhatsApp. This submission constitutes an approved “prior documented transaction and client relationship” for the purposes of RERA Circular (02-2026) Governing Communication with Property Owners and the Prohibition of Cold Callings. You may opt out of receiving marketing communications at any time by utilizing the “unsubscribe” link or emailing info@kemetprimeproperties.ae.
Indemnification
You agree to indemnify, defend, and hold harmless Kemet Prime Properties LLC, its registered brokers, officers, and directors from and against any third-party claims, liabilities, losses, damages, and legal expenses arising out of your breach of these Terms, your unauthorized use of Site assets, or your violation of any RERA or DLD marketing guidelines.
Force Majeure
Kemet shall not be held liable or deemed in default for any delay or failure to maintain the Site, update listings, or facilitate transactions resulting from circumstances beyond our reasonable control. These include but are not limited to acts of God, governmental or regulatory changes, failures of RERA/Trakheesi electronic portals, cyberattacks, hosting provider server blackouts, or local telecommunications outages.
Governing Law & Dispute Resolution
These Terms and your use of this Site shall be governed by, and construed in accordance with, the laws of the Emirate of Dubai and the applicable federal laws of the United Arab Emirates.
Judicial Forum: Any dispute, controversy, or claim arising out of these Terms shall be subject to the exclusive jurisdiction of the Courts of the Emirate of Dubai.
Regulatory Excursions: Disputes concerning lease registrations, tenancy terms, or rental deposits shall fall under the specialized statutory jurisdiction of the DLD Rental Dispute Settlement Centre (RDSC).
